Note: this space is in brooklyn not chelsea. The space is 4900 square feet (140′x35′) of actual work space, and the unit is listed as having 6500 square feet altogether. Rent will be about $1 per sqft /month. There are three options for renting this space: 1. take over the lease and utilities entirely; rent in this case would be worked out with the landlord. 2. a. sublet the entire space from me for $4500 a month; you are responsible for paying utilities as well, which usually come to $280/month. b. sublet the space for $4,000; in this case, I keep the storage space in the back and the back wall of the studio for my work. 3. rent a part of the studio for a minimum of $1,000; if this is how we rent out the space, there will be four sections total that we will rent separately. I have one possible renter already and need three more artists to share this unit, unless I find someone who wants to take the whole thing. If the space is shared among four people, each would have about 1000sqft and would be able to share the kitchen, bath and storage space, however, the space can be divided up any number of ways. Artist space with a total of 6500 square feet; 4900 square feet (140′x35′) of this is actual usable work space. There are three options for renting this space: 1. take over the lease and utilities entirely; rent in this case would be worked out with the landlord. 2. a. sublet the entire space from me for $4500 a month; you are responsible for paying utilities as well, which usually come to $280/month. b. sublet the space for $4,000; in this case, I keep the storage space in the back and the back wall of the studio for my work. 3. rent a part of the studio for a minimum of $1,000; if this is how we rent out the space, there will be four sections total that we will rent separately. This space has been used as an artist studio space for the past several years. Windows run along the entire north side of the studio, which is one of the long walls. There is direct access to freight elevator and loading dock. I added a kitchen and bathroom at my own expense, in addition to two professionally built rooms that can function as office and/or recording studio (there is a window between the two rooms), all of which makes the space significantly more valuable, but I am not tacking this on to the rent for subletters.
